Morocco might not be the first place that springs to the minds of those looking for a Mediterranean holiday home. However, this North African country could be a great place to invest in. From the ancient cities Marrakesh and Fez, with their beautiful riads (traditional palace homes built around a courtyard), to modern coastal resorts: there is something for everyone in Morocco. Budget airlines now fly to several Moroccan cities, and the country has year-round sunshine to enjoy, not to mention a tasty cuisine.
All that said, it’s worth being cautious when investing. The market in riads in Marrakesh overstretched itself in recent years, and prices have now fallen sharply. Be careful and take local advice before committing yourself to anything. You can certainly invest well in Morocco, as prices are generally still low and therefore likely to rise in the long term. In addition, the Moroccan government actively encourages foreign buyers, so you certainly won’t be unwelcome. Just make sure you protect your investment by using a knowledgeable local agent and getting good overseas building insurance.
Where to buy?
Think about what you want from your holiday home. A slice of Moroccan culture? A comfortable resort home away from the hustle and bustle? Or maybe a bit of both?
If it’s Moroccan culture you’re after, then a city home in Fez or Marrakesh might fit the bill. Fez is the more traditional of the two, and offers cheaper property than Marrakesh. However, Marrakesh has better facilities and a more established tourist market, which is likely to keep you in rental income quite easily. Most of the ancient riads in the city are overpriced, but you can find smaller ‘dar’ homes for reasonable prices, as well as modern purpose built villas and apartments.
If you’re looking to buy a resort home, the big name on everyone’s lips is Saidia. A collection of private resorts, with plenty of facilities including western-style shopping malls, a golf course and a marina, this is exactly the kind of development the Moroccan government is trying to encourage. Other similar developments are springing up too, so get local advice on your options.
And if you’d like to combine the modern and ancient, look at the stunning seaside town of Essouira. Set in beautiful countryside, with a wide beach, Essouira boasts plenty of cultural appeal and a laid-back, hippy vibe. Older property is available in town, with some stunning villas in the surrounding area.
